BACKGROUND & PHASE 1
Kipp Forest Lodges ‘Stage’ 1 Paddock development of freehold Norwegian Lodges has been completed. Due to the very significant demand & popularity a ‘Stage 2’ development is now underway. The Lodges were laid out around a small ’Lochan’ within an open-plan development. They have a spacious entrance hall, 3 bedrooms, 2 bathrooms, utility room and a large living/ kitchen/ dining room. French doors open to a 140 sq ft covered verandah. All were completed internally to clients own specifications, some to include saunas, offices, large spa bath & floor to ceiling Italian ‘marble’ tiling, whilst an alternative was a double steam room in the en-suite bathroom. Several of these Lodges are shortly to be available to rent through Kipp Forest Lodges. The pictures below provide an indication of the rooms within a standard model Lodge in our first Lodge Development.

PHASE 2, 2007 ‘ALPINE MEADOW’ development
This new development is proposed to be even more spectacular. Set above the beautiful Seaside Village of Kippford, overlooking the Estuary of the River Urr with views of over 25 miles to be enjoyed. Exceptional privacy of plots is envisaged, and it is thought that many Lodges will have private spa-pools. Forest and Coastal walks start almost from the doorstep. The first order, a very special design of Lodge is almost complete, and should be ready for occupancy by February. This Lodge includes a Sauna off the main bathroom, as well as an outside store and fully roofed front and side decks, perfect for enjoying the garden & outstanding views and the changing tide in the estuary. Overall the size will be 175sq m. The view over the River Urr and across to Screel Hill is simply stunning, and the living/dining area is enormous.
Prices for Lodges vary from around £225,000 to £280,000 freehold. Interested clients may reserve a plot with a 5% deposit, fully refundable for any reason for a period of 31 days, following our normal policy, to allow the layout and land boundaries to be confirmed and for purchasers’ Solicitors to examine and attend to missives. NORWEGIAN LODGES
Made in Norway where each log is laminated – a specification used since the advent of high technology gluing methods, to ensure almost perfect stability in logs. Each log is cut precisely, and the lodge kit then shipped to Scotland, and built in-situ using the traditional criss-cross log-on-log method.
These lodges are of a unique design as well of stunning quality, vastly superior to any we have seen elsewhere, and benefit from a 25 year manufacturer’s warranty service plan. We are not aware of any other manufacturer (of lodge or house) who offers such a re-assuring warranty package!
Lodges are sold on a freehold basis with gardens of about 1/6 acre. These are being landscaped to make the best use possible of natural rock features and have stunning views across the estuary of the river Urr and up into the Galloway hills.
Lodges are for all year round holiday or second home use and as such the development operates with a license. Owners may re-appoint the licensee or ‘Managing Agent’ each year to act on their behalf if and when any matters arise, and more importantly to oversee garden maintenance in their absence. Until December 2008 this work is being done free of charge by Kippford Holiday Park, who are the current Managing agents. A similar contract works extremely smoothly at our existing lodge development at Kipp Paddock.
Norwegian Lodges are sold freehold, so Owners do not need to refer to any third party if they wish to re-sell at any time.
